It has come to my attention that a major planning application was put in to Fingal County Council on December 23rd 2008 by Lavista Ltd & Lynam Properties Ltd Planning ref F08A/1445 in Clonsilla Village.
The land is located on the Clonsilla Link Road, Opposite Castlefield Court and before the entrance to Mount Symon. It also borders Porters Gate Heights, Ave and Court, the land also fronts on to the Clonsilla Road opposite Larch Grove.
The developers, Lavista & Lynam Properties Ltd have made application for 176 dwellings, comprising of 33 3 / 4 bed Homes in Terraced, Semi D, and Detached. Along with permission for 143 1 / 2 / 3 bed Apartments in Blocks ranging from 3 storeys to 6 storeys high.
Along with this, the developer is seeking permission for 306 carparking spaces with 2 entrances to the development from the Clonsilla Link Road, the full application may be viewed below.
In the past I have successfully objected to previous proposed developments on this site by the same developer. It is my opinion, that this proposed development is completely unsuitable for Clonsilla and flies in the face of the traditional low rise development in Clonsilla Village and surrounding areas. Furthermore this type of high density development will bring additional traffic into the Clonsilla area, where the roads are already beyond capacity.
I would urge you to come along to this meeting as the last day to lodge your views on this proposed development with Fingal County Council is January 23rd 2009 . You will be able to view a detailed set of plans of the proposed development on Monday 19th at the Clonsilla Inn 8:00pm (Upstairs)

Full Development Description
Mixed use residential and neighbourhood centre development comprising of: a) 33 No. two storey 3/4 bedroom terraced, semi detached and detached houses, b) 143 No. 1/2/3 bedroom apartments in 6 No. blocks as follows: Block 1 (3-storey) – 30 No. 2 – bed apartments, Block 2A (4/5 – storey) – 24 No. 2-bed apartments, Block 2B (4-storey) – 24 No. apartments (4 No. 1-bed 19 No. 2-bed & 1 No. 3-bed), Block 2C (4-storey) – 18 No. apartments (3 No. 1-bed, 14 No. 2-bed & 1 No. 3-bed), Block 2D (4-storey) – 14 No. apartments (12 No. 2-bed & 2 No. 3-bed), Block 2E (3/4-storey) – 33 No. apartments (3 No. 1-bed, 29 No. 2-bed & 1 No. 3-bed), all apartments with private balconies/terraces, c) Neighbourhood Centre comprising 5 No. Retail Units (1 No. @ 318 sqm, 2 No. @ 75.5 sqm, 1 No. @ 73 sqm & 1No. 72 sqm) located at the ground level of Block 2A, d) 306 No. car-parking spaces of which 133 No. on surface and 173 No. in associated basement car park located under Block 2A to 2E, e) 144 No. bicycle spaces to be provided – 30 on surface adjacent Block 1 and 114 in basement car park f) bin storage on surface adjoining gable of Block 1 and between rear gardens of house units 2 & 4 together with additional provision in basement to serve apartments in Block 2A – 2E and retail element, g) 2 No. vehicular access points to serve the development from the new road linking Clonsilla Road with the proposed New Ongar Road to be provided – the main prioritised junction to include pelican crossing to be located opposite the existing access to adjacent Castlefield Court housing development and a second access at the northern end of the subject site is to serve 13 No. dwellings, h) Childcare facilities to serve this site are proposed to be located on the Applicants nearby lands and the application for Permission for these facilities which will run concurrent to this application and will be sought for a 1 and 2 storey detached childcare facility (521 sqm.) with associated site development works, play area, drop off zone together with 22 No. car spaces all with access from the new link road connecting Clonsilla Road with the New Ongar Road and located on a portion (0.14 ha) of a site identified in a previously approved development Reg. Ref. No. F05A/1153 (An Bord Pleanala Reg. Ref. Pl06F. 214886) and as required by Condition 6 of the same permission. The proposed Crèche will serve the approved 182 No. dwellings (Granted by F05A/1153) and also the proposed 176 No. dwellings being the subject this application. The application also specifically seeks a Condition which varies the wording of the second part of Condition 6 referred to above which would read “The Crèche will be operational not later than the occupation of the first 120 dwellings that it serves.” i) all landscaping including civic space fronting Block 2A, boundary treatments and ancillary site development and engineering works; all on a site measuring c. 2.52 hectares and bounded by the Clonsilla Road to the South, the New Link Road to the east which connects the Clonsilla Road to the New Ongar Road, Portersgate Court/Avenue to the west at Clonsilla, Dublin 15.
